Nothing here is an offer

The most important line on this page. Nothing on this website is an offer to buy any specific property, and nothing on it forms a contract. A figure only exists once we have looked at a particular house and given you one directly, in writing.

Sending the form does not commit you to anything and does not commit us to anything.

No guarantee of price, timing or outcome

We publish no offer price or fee schedule for any particular house. If a figure is attributed to this company anywhere else, it did not come from this site. Where we describe how an offer is worked out, that is a description of the method and not a formula that produces a number for your house. Whether we make an offer at all, what it is, and how quickly anything can close depend entirely on the individual property.

Where the home page says a sale can close in as little as seven days, or compares a traditional sale costing six per cent plus other fees, those describe what is typical and what is possible. Neither is a guarantee about your house, and neither is an offer. The only timescale this site commits to is replying within 24 hours of receiving an address. That is a commitment to respond, not to buy, and not a commitment about how quickly any sale can close.

We are not agents, lawyers or tax advisers

We are not real estate agents and we are not acting as your agent. We do not list property, we do not represent you in a transaction, and we do not charge a commission.

Nothing here is legal, tax or financial advice. Selling a house has consequences that depend on your own circumstances — a mortgage, a lien, a probate, capital gains, a divorce decree. Speak to your own attorney or accountant. If you are in or near foreclosure, get independent advice before signing anything with anyone, including us.

We keep this site accurate but do not warrant that every word is current. Photographs show the kinds of property we work with. They are not advertisements for property for sale, no claim is made about any individual house shown, and no price, timeline or outcome is implied by any image.
